The land use plans of Koskela district were commissioned by Helsinki City Transport to be used as a base of zoning. Behind the development is the extension of the old tram depot area which also contains a new depot building.

The plans include two options: The first option is mainly oriented in housing, whereas the second one is a hybrid of housing and commercial premises. Both options include a solution for the facade of Kustaa Vaasantie side of the depot.
